A great mid range hotel with stunning Nile views, convenient location & helpful management

This is a great hotel with stunning views of the Nile over to the west bank and the Tombs of the Nobles.
It is in a good location - by plenty of (nice) restaurants, the elegant train station and the memorial square to Egypt’s leaders and the Unknown Soldier and close to the ferry to the west bank.
Rooms are a good size and clean, with extra blankets for the cold January nights.
Breakfast is decent - fool ( broad beans traditional breakfast meal), bread, cheese, boiled eggs and halva. A kettle and complimentary tea and coffee were provided for my room.
The Reception team were very helpful and made me welcome.
I’ve included pictures of the hotel, its environs and the view from my room.
PS Not sure why there are some negative Trip Advisor reviews

3. Breakfast is terrible. You will be charged $10 for a second cup of tea or coffee.
4. Bathrooms are extreemly dirty and smelly like some public tiolets.
5.dont even provide a complementary bottle of water.
7. Airconditioning (heater in december) did not work.
8. No ine understands english.
9. It is beyter to bring your own towels.

Underwhelmed overpriced

Very underwhelmed with this overpriced place. Although room appeared clean the sheets and pillow didn't smell clean. Quickly swapped and ok. Not worth the money they are asking when you see others round about. Breakfast was fine with friendly staff and an omelette or two if you wanted
The bedding issue probably set us up on the wrong foot

Loud. Just really, really loud.

First off, I want to stress that the staff was amazing. From the reception team, porter, laundry workers, housekeeping and waitstaff, every single person was warm, friendly, helpful and eager to please. Even after we checked out we swung by and asked to use the restroom again, and they said, "our home is your home." Just so very wonderful.
Overall, the property itself however, is dated and shows its age (think "1965" style?) Located right on the Nile, it is steps away from a felucca dock (hooray!), right on a small city park, and just a couple of blocks from one end of the old market. There's a small coffee shop next door and a couple of snack shops nearby as well.
The downside to this central location, however, is the incessant (and I truly mean NON-STOP) street noise. Honking, shouting, laughing, music playing...you'll hear it. (There was a break from 12:30 am-1:45 am...if that's any solace?) But maybe that's the price you pay for being right on the Corniche.
Suggestions they could work on? Breakfast was unremarkable (instant coffee, a container of yogurt, jelly packet, slab of cream cheese, two slices of lunch meat and a slice of an orange cheese) and there were no washcloths or floor towel/bath mat in the bathroom.
However, our room had a lovely balcony that overlooked the park and the river and was a large size for our family of four (4 single beds). And again, the staff was MARVELOUS. They deserve 5 stars, and the hotel? Completely ok - except we were there to sleep - and its central location impacted that, unfortunately.
Would I stay here again? No. Not unless I was on Ambien. Just too loud.

Nice Hotel affordable hotel

Nice Hotel, close to the train station, clean and the staff were friendly. Great view, the breakfast wasn't great; boiled egg, stale bread, tea in a paper cup, bologna, cheese and cubed vegetables. The room was nice and clean, with extra blankets for the cold nights.
